Home Inspection Fee Structure
Inspection fees vary based upon the size, age, and anticipated condition (or complexity) of the structure. Outbuildings such as accessory dwelling units, barns, storage sheds, and greenhouses are typically excluded but can be included for a additional fee. Multi-family units (duplex, triplex, or 4-plex) are priced uniquely based on multiple factors such as age, size, number of units, accessibility, and other factors.
Single Family Home Fee Structure: ($350 minimum fee)
The Base Inspection Fee is Bases on Size:
Condo/Townhouse up to 1,500 SQFT $350 (interior only)
House under 1,000 SQFT $350
1,000 - 2,000 SQFT $350 - $375
2,000 - 3,000 SQFT $375 - $400
3,000 - 4,000 SQFT $400 - $500
Over 4,000 SQFT Call for Quote
Inspectable SQFT estimate based on habitable areas including basements, not "above grade" valuation area.
Modified by Age and/or Condition:
Older Homes (built before 1980... ) +$25 - $50
"Distressed" or Poor condition + $50
**Homes built prior to 1960 or homes known to be in poor condition may be priced higher based on anticipated condition or complexity.
** FREE courtesy walk-through of an outbuilding is an option without formal inclusion in the report.

Prices are reliable and based on our local market area. A modest travel fee may apply for inspections performed outside our typical service area (more than 1 hour one-way).
Residential Home Inspection
We will inspect the structure, systems and components of the home, inside and out, from the foundation to the roof, using the latest tools and technology.
We strongly encourage you to attend your inspection so that we can describe the process, explain the findings, point out important maintenance items, and answer all of your questions. Clear communication and transparency are top priorities.
As a Certified Master Inspector and member of the International Association of Certified Home Inspectors (InterNACHI) as well as a state-licensed inspector our inspectors adhere to a comprehensive Residential Standards of Practice including BOTH the ASHI Standards of Practice and the InterNachi Standards of Practice. This means that we will inspect all areas of the interior and exterior which are visible and readily accessible.
