Mold Inspection Fee Structure

Mold inspections can be performed as a "stand alone" service or combined with a general home inspection. When a mold inspection is performed simultaneously with a general home inspection, a modest discount is available.** However, this obviously adds to the time needed on-site to perform a thorough home inspection while also collecting and documenting samples.

Our Basic Mold Inspection Package includes a minimum of Four (4) air samples (for a home of average size), 2 taken outside (to establish "background" levels), and 2 taken inside. In some circumstances, we may opt to include a free surface sample at no additional cost. Of course, the cost of shipping and lab analysis is included.

Mold Inspection Fee Structure (base fee + optional additional sample fees if needed): 

Stand-alone "Complete" Mold Inspection (the whole building)

Home up to 2,000 SQFT *                                                                          $425 (4-5 samples) 

Additional Sample(s) (Air or Surface)                                                    +$60 each

Stand-alone "Limited" Mold Inspection (focused on areas of concern)

"Package" Rate starts at $300 (4-5 samples) base fee if a mold inspection ("Complete" or "Limited")is performed simultaneously with a general home inspection. Additional sample fees may apply if needed at $60 each. Be advised... this will also take additional time on-site.

*A good rule of thumb is to plan for +1 indoor air sample for each +1,000 SQFT with the option to add samples in areas of concern as recommended in the IAC2 Standards (each room, each color, each substrate, etc.). Prices reliable for our "local market" area. A modest travel fee (+$25 - 50) may apply for inspections performed outside our typical service area (more than 1 hour travel time one-way).

Lab results are typically received within 2-3 business days.

"Rush Order" fees vary but are available upon request.

Mold Inspections

 

The purpose of a mold inspection is to attempt to detect the presence of mold by performing a visual inspection of the property and collecting samples to be analyzed by a laboratory.  There are two types of mold inspection: 1) Complete and 2) Limited which are defined in the IAC2 Standards of Practice. A mold inspection should only be performed by a person with specialized knowledge and training. This includes training on how to spot signs of water infiltration, how to collect samples using specialized equipment, and how to interpret lab results once received.
